Marketing is the promotion and selling of a product and is one of the most important (if not THE most important) aspects when it comes to selling your home. A home that is marketed properly has the best chance of getting noticed and receiving a high offer in a short amount of time. I have a plan put in place to effectively expose your property to the most buyers as possible. I use the industry best practices and techniques and stay current with all the latest new advertising trends. Here is a list of my most important marketing activities:

Quality photos will showcase your property in the best possible way. The right techniques and practices when taking photos is key. Some of these that I include are:

2: Video Walkthrough Tours

Going a step beyond photo is using video to showcase your home. Video is the best way to guide the potential buyer through the very best features of the home. There a buyer can find all of the relevant information they will need before coming to see your home in person – Full mls listing (showing room sizes), video link, google map location, floor plan layout, pictures and additional pictures and full description are included.

MEGA Open Houses (optional)

Within a few km range around your house there are always people who know someone that would want to move to their neighbourhood (friends, family, co-workers), so letting them know that your home is for sale in the best possible way is essential!

If you would like for me to conduct open houses, the goal is to let as many neighbours know as possible. I host wine and cheese parties and deliver about 100 invitations to your immediate neighbours to come and see your home and be advocates to any potential buyer they may come across.

Your neighbours and street will get a personal letter informing them of your home being listed. A snapshot is provided to give them all details of your home. The goal is to hand out about 100 handouts to your immediate neighbours.

About 90% of real estate transactions involve a realtor. Knowing how to network and letting the realtor community know about your listing is vital. From broker tours, phone calls to email blasts, the local realtor community (who are working with the majority of buyers) will be completely in tune with your new listing.

Pricing Strategy

Pricing a home is the final step before selling – however this is one of the most challenging aspects a homeowner will face. A properly executed CMA or Comparative Market Analysis must be done. This analysis takes into consideration all relevant past sale information of homes that have previously sold and all currently active homes for sale. Adjustments for price are necessary while taking into consideration these two data sets. Therefore, knowing the competition (what other homes are for sale currently) and being strategically positioned within them while knowing what a buyer will pay for your home is key.
